Minimal facilities to get to monthly profitability as an MVP. A 2-mile recreation road with state-of-the-art safety features described in the Safety section. This initial phase includes site utilities such as electrical, water, and sewage/septic systems. Temporary bathrooms will be provided, with a gravel events field.

Upscale visitor experience adding the amenities of the Village with landscaping enhancements to attract families. The small, charming buildings bring a European vacation feel and encourage family visits. Each building is planned and operated as a standalone asset with its own balance sheet. If demand dictates, additional buildings can be added for lease to operators, such as dining, repair or B&B.
Phase 3 - Optional

Optional expansion including covered paddock and garage. After several months of operation, the board will have a clear idea of needed maintenance access roads. Car storage with optional fueling, and EV charging. The facility's security, fire protection and insurance protection will need to be optimized for this large responsibility.
